Telling It Like It Is...

We love our home, the setting & everything about it – we were one of the 1st “real people” to purchase property here @ Lake Las Vegas back in August, 1993. That’s us standing on this lot when there wasn’t a blade of grass in Lake Las Vegas...

We have literally seen Lake Las Vegas grow up around us. Today, after all the development over time our community is still vibrant and growing. They're building a new 6 lane highway connecting our entry way to the interstate. When the above picture was taken we followed a lonely 2 lane undivided road and then a dirt road to get to our property. The landscaping has just been upgraded, it's meticulously maintained, there's a new security fence going up, all the roads have just been re-paved and they're installing new reflector lines. Everyone can clearly see, these are all signs of commitment to maintaining a thriving community.


Near the end of this blog there's a video entitled Lake Las Vegas History.  It laid out a grand vision that many of us shared...

A lot of very smart people, with the means to live where ever they choose, live here.  There are good reasons, many are articulated in the video.  Obviously some of the development is on hold and some may never happen as envisioned.  All of the natural resources and beauty of our community are in tact along with everything most of us need to enjoy the day to day regardless of market related development issues that will eventually be resolved. 


We’re moving to facilitate our son going to his High School of choice.

Award winning Sun West designed this home for us – it fits like a glove and it’s a Blast for entertaining. Every morning we walk to the village and every evening we’re chipping & putting on the 17th green “in our back yard.”

We transformed the backyard, pool+pond+fire pit+landscape in ’04 for $200,000 it’s AWESOME! Last year we spent $150,000 remodeling, especially the master bath, painting everything inside & out + adding more tile, marble & all new carpet, etc.

$1,395,000 is a price point that's well below our cash in and just about enough to buy and improve the lot with no house.  If this lot was still sitting here vacant there would be a $700,000 for sale sign on it and we might let it be stolen it for $650,000 - but here we are in this buyers market considering selling our beloved home at $305K less than our cost (we bought this lot for $198,000 before it was on the golf course - that's right, our lot backed up to the base of the mountain - they removed the mountain behind our lot opening it to the 17th green - after a series of explosions, we went from not on the golf course to right on the golf course – it appraised for $450,000 when we built on it in ‘95). 


Our primary reason for selling is the daily 60 mile round trips to & from High School and the ongoing need to secure a zone variance in order for our Son to continue at Coronado HS. We know the area we're moving to, there are plenty of available homes - we're ready to vacate ASAP.


However, the new 6 lane highway between here and the 215 has made the trip faster and we know we can continue doing it for another 2 years if necessary.

Lake Las Vegas is on the rise – the depressed state of the economy and this world class community has created the perfect storm that allows a buyer like you to steal our home from us for much less than it cost us to buy the land and build.  It's hard for all of us to imagine what has happened - not too long ago, we turned down a contract offering for $1.9mm and here it is, up for grabs @ $605,000 less.


You could be in the enviable position of riding the market back up to our original listing price of $2,895,000 - to say nothing of enjoying this one of a kind idyllic setting.

If we do not receive an offer for $1,395,000 or more, we are prepared to sit pretty until we can list and sell at our break-even price point of $1,600,000 or more - no worries.
